What this measures. Inventory, not performance. It says who controls the space a new independent business actually signs for, and what our model projects would last there. Source. The commercial listings we captured in Philadelphia, one row per agent, space and listing. Filter. Retail, office, restaurant, storefront and flex space between 1,000 and 4,000 sq ft, the band an independent business takes.

Score. Every agent with three or more such listings is scored, in the open, on four things: how much of that space they list (weighted most), how many different streets it sits on, what share of their whole portfolio is this kind of space, and how close their typical space is to the middle of that band. Scores are normalised within Philadelphia. At most two agents per firm appear, so this is a list of agents, not brokerages.

What it is not. Not a performance ranking, not a customer-satisfaction ranking, and not paid for. No one can buy a place, no one is removed for declining to link here, and no one is asked to. Agents below the top ten are not published anywhere.
